Realistically, do people actually directly reap any local benefit from intensification?

If the intensification is good as opposed to crappy, there are a lot of benefits, including: new neighbours, more eyes on the street, more lively local commerce, more local employment opportunities, infrastructure improvements, additional services and amenities, more diversity in local housing choices (e.g. when it comes time to downsize), and improved transit.
