A few points I should add to this piece:

  • no big box stores are allowed. I'll track down the exact dimensions, but maximum store sizes are mandated in the report.
  • we've learned our lesson since 'mandating' a minimum of 'two stories' in the downtown secondary plan. The harbour plan not only has a minimum building height, but also adds the phrase 'and a minimum of two stories'. No more of these big boxers getting around the intent of the plan by having a huge one storey box that technically meets the minimum height requirement.
  • I'm disappointed that Whitestar was foreced to scale their plan back to the single condo building instead of their original plan of a condo community with a central boulevard running through the site. The original plan had a 16 storey condo as it's centrepiece. Perhaps I'm missing something, but I don't see how the noise or view of the railyard is any worse at 16 or 56 floors compared to 8.
